In part one of this two-part blog series, we went over some of the primary factors you should be thinking about when deciding how often to have a commercial garage door serviced. This frequency will depend on several specific variables, from the quality of the door to how often it’s used and many others.

At Crawford Door Sales, we’re happy to offer a wide range of commercial garage door repair and service solutions, including standard maintenance. In today’s part two of our series, we’ll go over a few of the other areas you should be keeping in mind when making this choice, including a note on standard yearly maintenance that all commercial garage owners should be prioritizing.

commercial garage door upkeep frequency

Damage or Wear-and-Tear

The factor that will tend to vary the most here will be how much damage or wear-and-tear your door has undergone in the recent past. For relatively apparent reasons, doors with significant such damage or damage risks will need to be serviced more often than those without such conditions.

While issues like cracks or dents may seem minor as they happen, they tend to get worse with time. Eventually they may lead to major issues, as can standard wear-and-tear on various components if regular inspections are not done. Especially if your door is in an area that gets lots of use, plan for regular upkeep appointments.

Door Location

Speaking of the door’s location, it’s another factor to think about when determining a service schedule. Doors in high-traffic areas of the facility can be easily identified, and are naturally more prone to damage risks – they also are likely to be used more often, leading to wear risks.

On top of this, consider any areas where burglars might consider attempting break-ins – sadly, garage doors are common candidates here. If such attempts have been made in the past, in particular, you’ll want to ensure these areas are serviced often.

Annual Maintenance

Finally, no matter where you sit on the spectrum of factors we’ve gone over to this point, we wanted to mention annual maintenance. Even for lesser-used commercial garage doors, we strongly recommend preventive annual maintenance be done on all such doors. In cases where your garage door has been damaged in the past, or if it was installed using relatively low-quality materials, you might even consider twice-yearly or more frequent service appointments.

These will help you identify problems before they turn truly severe. You might be shocked how much money our clients have saved over the years through our basic maintenance programs.
